I'm intrigued by the list of prototype stickers in the back
Good eye. I had a few made up and was going to put one that matches the motherboard on the back of the Halo 4 console but I'm unsure if the person who was going to buy it would later sell it as being original in some way. Better to avoid that entirely.
I thought there was only one Halo 3 XDK? I doubt the current owner sold it so thats a second one?
Shark made multiple H3 kits. This isn't one of his.

So those Halo kits aren't M$ manufactured? If so, that's one hell of a paint job.
As fake as it gets, they just look good.
There were only 2 as everyone said. The one without branding was originally a normal jasper XDK (512mb ram and gen1 sidecar), not a xna in anyway. The one with xna branding was originally a xna though (1gb and gen 1 sidecar (not the original gen 2, which was removed)). At the time he was selling both of them for the same price and it was completely random as to which one you'd get.
TTG shark got the chrome done at a car paint shop (they were able to color match the bezel).
They aren't real at all
Updated picture of my kits. Added an XeDK Beta-1, Krypton Controller, and some vinyls to the faceplates on my XNA's (thank you again @Element18592 for those vinyls; I'm proud to fake it until I make it).

This is a early Xbox 360 Xenon Development Kit Motherboard 009, The 009 Motherboard never came with a black sidecar they came with grey sidecars.
Long story short, This Kit used to have a Black Sidecar that I bought. The black sidecar was for my xedk then a few years passed and then, I bought the kit without the sidecar It now has the correct color sidecar on it.
Small Note: For some reason Microsoft added a diode and a wire I've seen this done on this kit and on another 009 Kit.

Looks like a 1.27k Ohm 1% resistor, not a diode. Perhaps for modifying/blocking something when hooking up to a lamprey board?
Really cool kit though.

There's more but my phone's camera couldn't capture everything into frame so I stuck to all the above.
@XeDK that's interesting I think mine had the wire also but I'm not opening my kit any time soon. I opened it once and it was a pain as one of the inside clips was stuck. If I ever brave opening it again I'll se if mine had one. I may have taken pics but we're talking a year + ago now.
I've seen it done on every 009 I've seen and I've documented quite a few. 100% sure all 009 units got it.
